Why investment administration matters
Every investor is owed an exact answer.
Many property companies run investment arrangements next to their sales: developer financing for a project, buyback contracts, profit-sharing in a development, participation in rental income. Too often the investor register is a spreadsheet, contributions are confirmed by phone, and the payout list is rebuilt by hand before every due date.
That is where mistakes cost the most. A contribution counted before the money arrived, a return calculated on the wrong date, a maturity nobody noticed, a payout marked as done that never left the bank, or investor capital booked as sales revenue.
Estarivo keeps every investment on the record: what was agreed, what was verified, what is due, what was approved and what was paid.
Package structures
Four structures, each governed by its own contract.
A package is set up on one structure, with versioned terms that a second person approves before anyone can invest in it. Changing the terms creates a new version; investments already signed keep the version they were signed on.
Fixed-term investment / developer financingCapital for a fixed term on the rate and payout frequency written in the contract, calculated on verified capital from the day it is received, with principal due at maturity.
Property buyback arrangementThe company buys the property interest back at maturity for the verified capital plus the premium and the conditions the contract sets.
Project profit-sharing / equity participationInvestors share the contract's portion of distributable project profit, in proportion to verified capital, only once that profit is verified and approved. Nothing is promised in advance.
Rental-income arrangementInvestors share the contract's portion of verified rent collected on the linked property, after the agreed fee and approved property expenses. Nothing is promised in advance.
Investor records
Investors on the same customer record, with the same portal login.
One customer recordAn investor is a customer: the same person who bought a plot or rents a flat has one record with their purchases, tenancy and investments.
Investor profileIndividual or corporate investor, KYC status with its checklist verified by a named member of staff, approved representatives and the date risks were acknowledged.
Positions and agreementsEach investment keeps its package, the contract version it was signed on, the signing date, its documents and a timeline of every change.
Amendments on the recordA change of terms is requested, decided by a second person and kept in the investment's history; past figures are never rewritten.
Funding verification
A contribution is a claim until a second person verifies it.
Contributions follow the same verification path as customer payments: the person who records a transfer cannot verify it. Capital, returns and introduction compensation are all calculated from verified money only, never from commitments.
Step 1: Contribution recorded
Staff record the investor's transfer against the investment. Until it is checked it is a claim, not capital.
Step 2: Second person verifies
Someone other than the person who recorded it checks the money against the bank statement or bank feed.
Step 3: Capital posted
Only then is it posted to investor capital in the ledger, a receipt is issued, and returns start from the date the money was received.
Returns, maturities and payouts
Contractual returns, maturity schedules and payouts you approve.
Contractual returns. Each structure calculates by its own contract policy, on verified capital and the dates the money was received, with exact arithmetic and one rounding per amount. The method is written out in plain language for staff and investors.
Maturity schedules. Every position carries its start date, tenure and maturity date. Upcoming maturities are listed for management, and investors are reminded ahead of each one.
Approved payout management. Payouts are prepared from the schedule, approved by someone other than the person who prepared them, and marked paid only when the payment is settled with its bank reference. Only settlement posts to the ledger; an approved payout is shown to the investor as scheduled, never as paid.
Approved is not the same as paid.
Financial reconciliation
Investor money in the right place in your books.
Investments post to the same double-entry ledger as your sales, rentals and projects. Verified capital is recorded as a liability to the investor or as participation capital, depending on the structure, never as sales revenue. The investment sub-ledger is reconciled to the general ledger, so finance can show that the register and the accounts agree.
Real estate accounting in Estarivo- Capital as a liability or participation capital
- Never sales revenue or customer credit
- Return obligations accrued as the contract runs
- Payouts posted when settled, not when approved
- Withholding tax on returns recorded as payable
- Reversals by journal, never by editing
- Investment sub-ledger reconciled to the general ledger
- Package and project reporting
Projects and the investor portal
Connected to the projects investors are funding, and visible to them.
Project integration
A package can be linked to a development project or a rental property. Project budgets, spending and verified progress stay in the construction module; profit-sharing and rental distributions are run from the project's or property's verified, approved results.

Investor customer portal
My Investments sits in the customer portal, in your brand, next to My Properties and My Tenancy. Investors see their own positions only: verified capital, contract terms in plain language, payouts made, upcoming scheduled payments, maturity dates, their documents and approved updates from linked projects. They never see your internal figures or other investors.
Investors can install the portal on their phone from the browser, the same way buyers do.
Realtor attribution
Realtor attribution and investment commission, kept apart from sales commission.
Separate from sales commission
Investment commission has its own policies, approvals, ledger accounts and portal section. It never mixes with property-sale commission.
Your rates, approved
Set a company rate, a package rate or a one-off rate for a single investment. Commission accrues only on verified capital and a second person approves it before it is paid.
No network payouts
One beneficiary per investment, on verified capital only. It is never paid up a realtor network, and never appears on leaderboards or incentive campaigns.
Controls
Controls that keep your investment records clean.
Every money movement has two people on it, every change is on the record, and every investor file shows what still needs to be done.
Assisted migration
Bring your existing investor register with you.
We help you move existing investor registers, positions and repayment schedules from spreadsheets or your current system's exports. Our team maps them with you, lists every exception with its reason, and your team checks the totals before anything is committed.
Training and support
Role-based training for the people who run investments.
Practical training for management, finance, investment administrators and customer-facing staff, on how packages, verification, payouts and reconciliation work in Estarivo, followed by continued support as your team settles in.
Questions
Questions about investment management
Does Estarivo offer investments itself?+
No. Estarivo is the software your company uses to run its own investment arrangements. Investors deal with your company; Estarivo does not sell investments or hold investors' money.
Can investors use the same login as buyers?+
Yes. Investors sign in to the same customer portal as buyers and tenants. Someone who has bought a plot and also holds an investment sees both, under My Properties and My Investments.
Can we pay realtors for introducing investors?+
Yes. Record the introducing realtor on the investment and set your investment commission rate. Commission accrues on verified capital, a second person approves it, and it is kept separate from sales commission and never paid across a realtor network.
How are returns calculated?+
By the contract structure of each package, not one formula for everything. Fixed-term and buyback contracts follow the rate or premium in the signed terms, on verified capital. Profit-sharing and rental arrangements pay only from verified, approved results.
Can we import our existing investor register?+
Yes, with our help. We work from your spreadsheets or the exports of your current system, map investors, positions and repayment schedules, and validate them with your team before anything is committed. We don't promise that every field from every product transfers unchanged.
Can investors see projected returns?+
The portal shows what has been verified and paid. Where a contract has a schedule, upcoming amounts are labelled as scheduled under the contract; nothing projected is shown as earned or owed.
Who approves payouts?+
Payouts are prepared from the schedule, approved by someone who did not prepare them, and count as paid only once the payment is settled with its bank reference. Withholding tax and other deductions are shown on the payout, and failed or reversed payouts stay on the record.
Is this suitable if we run only one investment package?+
Yes. The module is useful from one package upwards, and it uses the same customers, projects and ledger you already keep in Estarivo.
